This is the #1 question I get from sellers.  It’s really quite simple… Price and exposure.  Those are your two most important factors. It seems too simple, but that’s all there is to it.  Get it out there so people know it’s for sale, and price it so it’s desirable.  If they can get the same features for a similar house down the street or in a neighboring community for less, they’ll choose that one almost every time. 

It’s a competitive market but the homes that are priced right are receiving multiple offers and selling quickly.  That said, there are always ways to enhance the features of your home so that it stands out over the house down the street.  The best thing to do is get with your real estate agent and go over your market area.  One of the things I like to do is take my sellers out for a day of viewing their competition.  It really helps put things into perspective for them.

I would have to say that the next item in line is to make it accessible!!! I would consider moving that one to #1, but people will wait and schedule to view it if it is priced right.
